The answer does not automatically have to be a large extension.
Depending on the property, available space and what you want to achieve, it may make more sense to extend, convert the loft or garage, or change the existing layout.
The first step is working out what is realistic for your particular home before committing to a design.
Torquay contains a wide mixture of housing, so the same building solution will not suit every property.
Chelston, for example, contains Victorian houses, villas and terraces, while other parts of Torquay include later housing, modern estates, older terraces and larger detached homes.
There are also numerous conservation areas across the town. These differences matter when planning an extension or conversion because the existing building, neighbouring properties, available access, parking and planning constraints can all affect what is practical.

A loft conversion can provide an additional bedroom, office or living area without reducing the size of your garden. Whether a conversion is practical depends on the individual house. Important considerations include headroom, the existing roof structure, staircase position, insulation, daylight, ventilation and how the new floor will connect with the rest of the home. Depending on the property, the solution might involve rooflights, a dormer or more substantial alterations to the roof. These questions are best considered before deciding what type of loft conversion you want.
If a garage is rarely used for a vehicle, converting it can sometimes provide useful additional living space without increasing the overall footprint of the house.
A garage could become a home office, bedroom, playroom, accessible room or additional family space.
Before deciding what is possible, the existing floor, walls, roof, damp protection, insulation and connection with the main house need to be considered.
That helps establish the work required before a realistic quotation can be prepared.
Torquay has a particularly large number of conservation areas.
Torbay Council identifies 16 conservation areas within Torquay, including St Marychurch, Babbacombe Downs, Chelston, Maidencombe, Barton, Torre, Tormohun, Upton and the Warberries.

Being within a conservation area does not automatically prevent an extension or alteration, but it does mean the location and status of the property should be checked before assuming what can be built. The Torquay Neighbourhood Plan also considers how new development relates to the scale, character and architecture of its surroundings. Planning permission and Building Regulations are separate matters.
Some projects may fall within permitted development rights while structural alterations or conversions can still require Building Regulations approval. Where required, we can help with the design and planning stages of a project.
